Checklist for Inspection
  • Slope
  • Roof slope is determined by vertical rise over horizontal run, expressed in inches, the second number always being 12. For example, if a roof rises at a rate of 6 inches per foot (horizontal), it is a 6/12-slope roof.
  • Type of Material
  • Modern shingles are fiberglass composition construction. Due to the thinner matrix and the fiberglass, the shingles could crack when applied in colder weather. The concussion of the hammer would fracture the fiberglass, since it becomes brittle when the shingles get cold. Nailing guns are somewhat less of a problem, however, the shingles still may crack. These cracks are visible at the nails and may extend horizontally from nail to nail to nail, all the way across the roof.
  • Roof maintenance
  • Asphalt type shingles require little maintenance. Roof should be inspected for problems which may only require some sealing or patching prior to allowing problem to expand even causing a roof leak.
  • Style
  • The common style of roof is usually Hip or Gable. Roof slope is typcically 4/12 or 5/12 for most roofs.
  • Structure
  • Roofs are typically built with either rafters or trusses. Roof framing is covered with plywood or aspenite or waferboard.
  • Flashings
  • Flashings are a important maintenance area as the sealant cracks and can allow water to penetrate roofing protection. Ensure you check your flashings every year and re-seal any cracks or gaps.
  • Vents
  • Roof vents are important for proper roof ventilaiton. Roof venting is found at the soffit and upper area of roof. Improper venting can cause Ice Damming and Roof Leaks.
  • Life Span
  • The average roof life in Ontario is about 18 to 20 years. The south side of roof usually fails first as it receives more sun light. The granular material on shingles is designed to protect shingle from ultra violet rays which will break down asphalt / fiberglass composition.
